Wells and septic systems

Can I drill a well on my lot — and is water actually there?
Yes. Both a well and septic are approved for every lot (the county requires 2+ acres for this, which every homesite meets). A seismoelectric survey was conducted across the property: water is available at all sites at depths of 590 to 720 feet, rated Category E with 12–25 GPM at the tested locations. Well drillers handle the full process for you.
What does a well cost?
Plan on $40,000–$60,000, roughly $60 per linear foot of depth. Water filtration or softener systems range from $1,200 to $8,000 depending on sophistication.
What does septic involve?
An aerobic septic installer walks you through the process and handles it all. Typical figures:
  • Installation: $15,000–$18,000
  • Mandatory yearly inspection: $175–$225
  • Monthly electricity to power the pumps: $10–$20
Building

Build requirements & restrictions

What are the minimum home sizes?
4,300 sq ft for single-story homes and 4,600 sq ft for two-story homes. All home plans require HOA architectural-committee approval to maintain community standards.
How much of my lot can I build on?
Structures can take up to 20% of the lot square footage. Mother-in-law and guest quarters are allowed.
Can I store a trailer, boat, or equipment on site?
Yes — trailers, boats, and other equipment can be stored on your lot, but they must be covered from view on all four sides.
Is there a deadline to start building?
No timeline. Buy now, build when you're ready, with the custom builder of your choice. The process is simple: submit plans to the architectural committee → get approval → build.
Are multi-lot discounts available?
Yes — discounts are available for multiple-lot purchases depending on quantity. Contact the sales team for specifics.
Community

HOA & dues

Is HOA membership required, and what does it cost?
Yes — HOA membership is mandatory for every lot. Dues are $2,000 per year per lot, included in the initial closing paperwork and billed annually thereafter.
What do the dues cover?
Common-area and pond maintenance, the security entrance gates, roads, bar ditches, beach paths, and architectural review.
Who manages the HOA?
The HOA is professionally managed by SBB Community Management (sbbmanagement.com, support@sbbmanagement.com, (972) 960-2800 — the same number handles after-hours emergencies). Maintenance issues with the front gate, fence, roads, pond, or bar ditches go through SBB. Until 75% of lots are sold, the owner-side HOA manager is Amar Nageswaram (amarnag@yahoo.com, 469-435-3254), who with the Board and architectural committee handles home-plan approvals and non-maintenance matters.
